Roof Leak Repair in Cypress, Done Safely From Attic to Ridge

A drip in the ceiling rarely starts right above it. We trace the path water takes across the decking to its true entry point and repair it so it holds. Your family and our crew stay safe while we work. You get a clear answer and a dry ceiling.

Finding the Leak, Not Just the Stain

Water is patient. It slips under a cracked tile or a dried-out pipe boot, runs along the underlayment or a rafter, and drops onto your ceiling several feet away. That is why a dab of sealant over the wet spot so often fails. We start in the attic, trace the path, then go up on the roof to confirm the entry point before we touch anything.

Leak repair makes sense when the trouble sits in one area, such as a flashing joint, a vent, a valley or a few broken tiles, and the roof around it is still sound. If we find the roof is worn out across the board, we will tell you so and explain what roof replacement would involve. Most leaks we see are fixable, and we price the repair first.

What Our Leak Repair Covers

Attic and ceiling check
We look at the wet drywall, the insulation and the decking from inside so we know how far the water has traveled. Soaked insulation gets pointed out so it can dry or be replaced.
Source tracing on the roof
We inspect penetrations, flashing, valleys and the field of the roof around the suspected entry. When the source is hard to pin down, we run a controlled water test with a hose, one section at a time.
Pipe boot and vent repairs
Rubber pipe collars crack after years of strong sun, and we find them behind a lot of leaks. A new boot or new vent flashing goes on in place of the old one, never a smear of sealant over the crack.
Flashing and valley work
Step flashing along walls, chimney flashing and valley metal get resealed or replaced so water is shed the way the roof was designed to shed it.
Tile and shingle replacement
Cracked concrete or clay tiles are swapped out. While they are lifted, we look over the felt or synthetic membrane below, because tile mostly blocks sun and the membrane is the real rain barrier. Damaged shingles are replaced and nailed to spec.

You see the cause before and after the repair, so you are never asked to take our word for it.

Signs You Have a Roof Leak

  • Brown rings on the ceiling

A ring that spreads or turns darker after each rain tells you water is still coming in, even if you never catch a drip.

  • Damp or musty attic

A stale, musty smell up there, stained roof boards or insulation that looks flattened and clumped can mean water has been seeping in quietly for weeks or longer.

  • Peeling paint near walls or the chimney

Bubbling paint or swollen trim where a wall meets the roofline often means flashing has pulled away.

  • Drips around light fixtures

Water near a ceiling light or fan is a safety concern. Turn that circuit off at the breaker and keep everyone clear of the fixture until it is checked.

  • Broken or slipped tiles you can see from the yard

A gap in the roof line usually means exposed underlayment. Please look from the ground and leave the climbing to us.

How a Leak Repair Visit Goes

  1. 1

A call and a few questions

We ask where you see water, when it shows up and whether it is near anything electrical. If a ceiling is sagging, we walk you through keeping the room clear until we arrive.

  2. 2

    Inside first, then the roof

We protect the floor under the leak, look in the attic and then set ladders on stable ground, tied off at the top. We wait for a dry roof before walking it, because wet tile and shingles are slick.

  3. 3

    Findings and a written estimate

We show you photos of the entry point and explain what it will take to fix it. You get a free written estimate before any repair starts.

  4. 4

    The repair and cleanup

We fix the source, replace what is damaged and clear broken tile, old flashing and nails from your yard and gutters. Then we check the attic again to make sure nothing is still getting through.

What Affects the Cost of a Leak Repair

Most of the price comes down to what is causing the leak and how much water got past it. A cracked pipe boot is a short job. A leak that has soaked the decking for a season takes more. We explain each line of the estimate so you know what you are paying for.

Where the leak starts
A vent or pipe collar costs less to fix than a valley or a chimney, where flashing has to be rebuilt carefully.
Roofing material
Tile roofs often need tiles lifted and reset to reach the underlayment, which takes more time than replacing a few shingles.
Damage underneath
Soft or rotted decking has to be cut out and replaced before the roof surface goes back on.
Pitch and access
A steep roof or a second story calls for harnesses and extra tie-off points. Setting those up properly is part of the job, and it takes time.

Common Questions About Roof Leaks

Something not covered here? (714) 613-8375

What should I do while I wait for you?

Put a bucket under the drip and pull furniture and electronics out of the way. If the water is near a light or outlet, shut off that circuit at the breaker. Stay off the roof, and especially off a wet one. That part is our job, and your safety comes first.

Do you fix leaks while it's raining?

We don't walk wet roofs, because that's when falls happen. During the rainy winter months we can still check the attic and ceiling, then come back for the repair after the roof dries out.

Will insurance cover my leak repair?

That depends on what caused it. Sudden damage, like tiles lifted by wind, is often covered, and gradual wear usually is not. We work directly with your insurance claim and hand over our photos and written findings. Your adjuster makes the coverage call.

How do I know the leak is really fixed?

We give you photos of the spot where water got in and of the completed repair, and we check the attic once more before we go. If we used a water test to find the leak, we run it again afterward to confirm the area stays dry.

Is financing available for a bigger repair?

Yes. Financing is offered through Service Finance Company, subject to credit approval. Bring it up on the call or while we go through your written estimate.
