Roof Inspections in Cypress, Done Safely and Explained Clearly

We climb so you don't have to. Our crew sets up secure ladders, checks your roof and attic layer by layer, and shows you photos of what we found. You get a free inspection, a straight answer about your roof's condition and no pressure to buy anything.

A Clear Picture of Your Roof Before Small Problems Grow

A roof inspection tells you where your roof stands today. We look at the surface, the flashing, the vents and the attic underneath, then tell you what is fine, what to watch and what needs work now. Most of the time the news is better than people expect.

It's the right call when your roof is getting older, when you're buying or selling a home, after a strong wind or a wet winter, or when you notice a stain and aren't sure what it means. Around Cypress, dry Santa Ana winds and the occasional heavy winter storm are the usual reasons a sound roof suddenly isn't.

We also do it because ladders are dangerous. Every year homeowners get hurt checking their own roofs, and tile cracks easily under the wrong step. Letting a trained crew handle it keeps you safe and keeps your roof intact.

What We Check on Every Inspection

Shingle or tile surface

We look for missing, cracked, curled or slipped pieces and loose granules on shingles. On tile we check for breaks, displaced pieces and gaps at the ridge and hips.

Flashing and roof penetrations

Water usually finds its way in around the things that poke through a roof: chimneys, skylights, plumbing vents and the spots where the roof meets a wall. At each one we inspect the flashing metal and its sealant, looking for rust, gaps or edges that have started to lift.

Underlayment where we can see it

On tile roofs we carefully lift a few tiles in key spots to look at the underlayment beneath. That layer does the real waterproofing, and it often wears out long before the tile does.

Gutters and drainage

We note clogs, sagging runs and downspouts that dump water against the house. Poor drainage can rot fascia boards and back water up under the roof edge.

Attic check

From inside, we look for water stains, damp insulation, daylight through the deck and signs of poor ventilation. The attic often shows trouble the outside hides.

Photos and a plain-language summary

You get photos of what we found and an explanation in everyday words. When something does need fixing, a free written estimate comes next, so you can see the cost before deciding anything.

Signs It's Time to Have Your Roof Inspected

  • Your roof is 15 years or older

Shingles and underlayment wear out gradually. A check at this age catches soft spots and failing seals while repairs are still small.

  • Stains on a ceiling or wall

Even a faint brown ring means water got in somewhere. The source is often several feet away from the stain, so it needs tracing from above and below.

  • Broken or slipped tiles

A cracked tile you can see from the yard usually means others nearby are loose too. Please don't climb up to push it back, since walking on tile without knowing where to step breaks more of it.

  • After strong wind or heavy rain

Wind can lift shingle edges and shift tiles without anything landing in the yard. A quick look after a big storm helps you catch damage early.

  • You're buying or selling

An inspection gives both sides an honest read on the roof before money changes hands, with photos to back it up.

  • Old patches you don't trust

Tar smeared over flashing or mismatched shingles suggest past quick fixes. We'll tell you whether they're holding or hiding something.

How Your Inspection Day Goes

  1. 1

    A short phone call

Let us know what caught your eye and roughly when the roof went on, even a best guess helps. Then we pick a visit time that suits your day and answer your questions before anyone arrives.

  2. 2

    Safe setup at your home

We place ladders on solid ground and secure them at the top, and use fall protection on steeper roofs. While we're up top, it helps to keep children and pets indoors or well clear of the ladder and the roof edge.

  3. 3

    Roof and attic check

We walk the roof only where it's safe to step, take photos as we go and then look through the attic for moisture and ventilation issues.

  4. 4

    We go over it together

We sit down with you and walk through the photos, from what's in good shape to what needs attention and how urgent each item is. You'll have time to ask anything.

  5. 5

    Your next step, your choice

If repairs or a new roof make sense, we prepare a free written estimate. If the roof is fine, we'll tell you that and suggest when to check again.

What It Costs and What Affects Follow-Up Work

The inspection itself is free, and so is the written estimate if we find work worth doing. What any repair or replacement costs depends on what we actually find on your roof. Here is what usually moves that number.

Roof material
Tile, asphalt shingle and flat roofs each use different materials and methods. Replacing underlayment under tile, for example, means lifting and resetting the tile carefully.
How deep the problem runs
Resealing one lifted piece of flashing takes little time or material. When a slow leak has been wetting the roof deck for a season or more, the soft wood has to come out and be replaced first, and that adds to the job.
Pitch, height and access
Steep or two-story roofs take more safety setup and time. We plan that into the estimate so there are no surprises later.
Insurance and payment options
When wind or rain caused the damage, our inspection photos can support your claim, and we work directly with your insurance claim alongside you. Financing is available through Service Finance Company, subject to credit approval.

Roof Inspection Questions We Hear Often

Something not covered here? (714) 613-8375

Is the inspection really free?

Yes. You don't pay us anything for the visit, and if we recommend work, the written estimate costs nothing either. Hiring us afterward is entirely up to you.

How long does a roof inspection take?

Most take around an hour, including the attic and the time we spend going over photos with you. Larger homes or roofs with a lot of past repairs can take a bit longer.

Will walking on my tile roof break tiles?

Tile is fragile when stepped on in the wrong spot. We step on the lower, supported part of each tile, avoid walking where it isn't needed and use what we can see from the ladder and attic to limit foot traffic. If anything does crack while we're up there, we'll show you and replace it.

Does someone have to be there during the visit?

It works best if an adult is around toward the end, so we can get to the attic hatch and show you the photos face to face. If your schedule makes that tricky, mention it on the call and we'll find a time or an approach that fits.

Can you help if I think I have storm damage?

Yes. We document damage with photos and work directly with your insurance claim. We'll explain what we see, though the adjuster makes the final call on coverage.
