Flat Roofing in Cypress With Safe, Steady Work Overhead
Flat and low-slope roofs usually fail quietly at the seams, drains and flashing, long before water shows on a ceiling. We repair and replace them with ladders tied off, a roped-off area below and a free written estimate before any work starts.

When a Flat Roof Needs Our Help
Many homes around Cypress have at least one low-slope section: a patio cover, a garage, a room addition or a mid-century roof with almost no pitch. These roofs don't shed water the way shingles or tile do. Water sits, the sun bakes the surface, and the membrane slowly dries, blisters and pulls apart at the seams.
We repair what can be repaired and replace what can't, using low-slope systems such as modified bitumen, TPO and reflective coatings over sound membranes. You get a straight answer on which one fits your roof and your budget, and why.
Safety shapes how we plan every flat roof job. A flat roof looks easy to walk on, which is exactly why its edges catch people off guard. We set fall protection, rope off the work area below, and tell you each morning where the crew will be so kids and pets stay clear.

What Our Flat Roof Work Covers
- 01
Seam and blister repair
Open laps and split blisters are the most common flat roof failures we see. We cut out the damaged area, let it dry, and patch with matching membrane so the repair bonds to the roof instead of just sitting on top.
- 02
Drain, scupper and ponding fixes
Water that stands for days after rain wears a membrane out early. We clear drains and scuppers, and where low spots trap water we can add tapered insulation or a small cricket to steer it toward the exit.
- 03
Full membrane replacement
When the old roof is past patching, we tear off to the deck, replace soft or rotted wood, and install a new membrane system. If you're weighing a reroof for the whole house, our Roof Replacement page covers that side.
- 04
Flashing at walls and penetrations
Where a flat roof meets a stucco wall, a vent pipe or an AC curb, the flashing does most of the work. We rebuild these details carefully because that's where most leaks begin.
- 05
Reflective coatings
On a membrane that is still sound, a reflective coating can slow sun damage and keep the room below a little cooler. We'll tell you plainly whether your roof is a good candidate or whether a coating would only hide a problem.

Puddles that stay after rain
If water is still sitting there two days later, the slope or drainage isn't doing its job. Standing water adds weight and speeds up wear.
Bubbles, cracks or a crazed surface
Blistered or cracked material means it has dried out or trapped moisture. Small closed blisters can be watched. Split ones should be repaired soon.
Ceiling stains under a patio cover or addition
Water on a flat roof can travel a long way before it drips, so the stain is rarely right under the opening. Our Roof Leak Repair work starts by tracing it back to the source.
Seams lifting at the edges
Peeling laps or loose edge metal let wind get under the membrane, and each gusty day pulls a little more free.
A deck that flexes underfoot
Please don't climb up to test this yourself. If someone has noticed a soft or spongy spot, it usually means wet insulation or rotted wood underneath, and that's a good reason to have us take a look.
How a Flat Roof Job Runs
- 1
Free inspection and photos
We go up and check the membrane, seams, drains and flashing, and look for wet areas in the deck. Each trouble spot is photographed so you can see it from the ground, and your free written estimate breaks the job into separate line items.
- 2
Safety setup before anything comes off
On work day we mark a safe zone below the roof edge, set ladders where they can be tied off, and cover plants and walkways. We'll show you the area to keep kids, pets and cars away from.
- 3
Repair or tear-off and install
We remove only what needs to go, fix the deck, then lay the new membrane and flashings. If a torch-applied product is right for your roof, one crew member watches for heat and sparks the whole time and an extinguisher stays on the roof.
- 4
Water check, cleanup and walk-through
We confirm water runs to the drains, sweep the yard with a magnet for stray nails, and haul away the old material. Then we go over the finished roof with you, photos included.
What Changes the Price of a Flat Roof
We price a flat roof only after we've been on it, so the number matches the actual seams, drains and deck rather than a guess from the curb. Every part of the job has its own line on the written estimate, so it's clear where your money goes. Financing is available through Service Finance Company, subject to credit approval, if paying over time would help.
- How big, and how many sections
- Covering one patio is nothing like reroofing a whole low-slope roof over living space. Every separate section needs its own edge metal and flashing.
- What shape the deck is in
- Wet insulation and rotted plywood must be removed before new membrane is laid. Sometimes that only becomes clear when the old layers are opened, and we'll send photos and talk it over with you before adding any work.
- Which material
- Modified bitumen, TPO and coatings vary in price, life span and how they go on. We explain the pros and cons for your roof in particular.
- Drainage work and getting up there
- Added drains, new scuppers or tapered insulation mean more material and labor. A narrow side yard, or a roof you can only reach by crossing another one, takes extra setup to work on safely.
- Permit
- Replacing the whole roof normally calls for a building permit and an inspection. We take care of it and list it on your estimate so there's no surprise down the road.
Questions About Flat Roofs
Is it better to repair my flat roof or replace it?
It depends on how far the damage reaches. If the membrane is mostly in good shape and the trouble is limited to a few seams, a single drain or one run of flashing, repair makes sense. If cracks and wet areas cover the whole roof, patches usually give out one by one and you pay twice. We'll show you the photos and tell you what we would do on our own home.
Can we stay home while the roof work happens?
Yes. We'll show you which area to avoid, typically a strip along the roof edge and the space around the ladder. Pets should stay indoors or in a part of the yard away from it. If the job includes torch work, you'll hear about it in advance, along with the precautions we take.
How many days does a flat roof replacement take?
Patio covers and small additions usually take one or two days. Bigger roofs over living space take more time, more so if the deck needs repairs. Your estimate includes a projected schedule, and we'll keep you posted if weather shifts it.
Does insurance cover flat roof work?
That hinges on what caused the damage. A storm or a fallen limb may be covered, while normal aging usually is not. We work directly with your insurance claim, photograph what we find and walk you through each step, and your adjuster decides on coverage.
